Demolition begins as Hinchingbrooke Hospital redevelopment moves into next phase

The North West Anglia NHS Foundation Trust has progressed the demolition works to replace a RAAC-hit hospital, as part of the New Hospital Programme

Demolition work has started at Hinchingbrooke Hospital as part of a major redevelopment programme that will see the site transformed with a new, digitally enabled hospital facility. 

Kier Construction has been provisionally appointed to be the main contract for Hinchingbrooke Hospital, and the official contract is expected to be announced next month. 

GRAHAM Construction is already delivering a separate early works package on the site, including a new seven-theatre block.

The hospital, originally built in 1983, is among several NHS sites affected by reinforced autoclaved aerated concrete (RAAC), a material linked to structural risk and reduced asset lifespan.

The work is funded through the national New Hospital Programme, which aims to replace the ageing estate with a modern facility designed around current healthcare needs. 

The scheme is expected to involve a major capital investment, previously estimated at £500m–£1bn.

The first buildings to be removed are the former staff accommodation blocks, with demolition taking place in phases to support the wider redevelopment programme. 

Albert House and St Nicholas House are scheduled for demolition from June to July 2026, followed by Victoria House later in the year and Alexandra House in 2027. 

To maintain accommodation provision for staff during the redevelopment, new modular staff housing is being delivered on the hospital site, with completion expected in spring 2027. 

During the demolition works, the hospital will remain operational. 

Measures including dust suppression, noise and vibration monitoring, and planned site management arrangements are being used to minimise disruption for patients, visitors and staff.

The cleared areas will also support construction activity and temporary site arrangements as the redevelopment programme progresses. 

The project team said the demolition represents a significant milestone in preparing the site for the next stage of the hospital’s transformation. 

Hospital leaders are hosting rounds of engagement events throughout June and July for the public to view the progress made and plan the next steps in the process to build a future hospital.

The project team will also be on hand to answer questions on the different elements of the process. 

The Huntingdonshire District Council and Cambridgeshire Integrated Care System are reviewing proposals for a new access road to reduce congestion around the hospital. 

The construction of a new hospital is expected to begin from 2028, with completion estimated for the early 2030s.
