Kier Construction has been awarded the £120m contract to deliver the replacement Princess Alexandra Eye Pavilion in Edinburgh, marking a significant step forward for a long-anticipated project aimed at modernising specialist ophthalmic services in Scotland.
More than a decade after the scheme was first proposed, the project is moving into delivery following earlier delays associated with funding pressures and changing public investment priorities.
The new facility will be located within the Edinburgh BioQuarter and will replace the existing Eye Pavilion, an ageing building considered no longer suitable for contemporary clinical requirements.

The development is intended to provide a modern environment for ophthalmic services, supporting improved patient pathways, updated clinical infrastructure, and enhanced care capacity for communities across Scotland.
Separately, Kier Construction’s London and Thames Valley business has been appointed by The Royal Marsden NHS Foundation Trust to redevelop its Chelsea site, expanding the contractor’s involvement in specialist healthcare facilities.
The Chelsea campus is internationally recognised for cancer treatment, research, and clinical innovation.
Kier’s appointment in Edinburgh follows other significant investments in specialist eye care facilities, including Sunderland’s £4.2m Northern Ophthalmic Research and Innovation Institute (NORI) and new Eye Hospital development, which will combine research, innovation, and clinical services in a purpose-built environment.
