This agreement is more than a project; it represents a service-led transformation of how clinical estate can be procured and delivered to meet end-user budget availability. Developed following consultation with the Department of Health, PWC, trusts and their advisors, Pulse is a unique, usage-based modular healthcare solution offering a level of flexibility, financial alignment, and operational readiness that is unmatched in the sector.

“We’ve built the Pulse product with NHS Trusts requirements at the heart of our thinking, step by step over the last 18 months,” said Alan Wilson, Managing Director at MCH. “Freeman Hospital marks the latest in our Pulse journey — built on years of experience, refinement, and NHS commercial understanding.”

Designed for the realities of NHS service delivery, the Pulse model enables Trusts to scale capacity in line with clinical demand, without the constraints of traditional finance solutions. Pulse is fully compliant with IFRS16, ensuring no impact on CDEL.

Unlike traditional procurement, Pulse payments are entirely based on actual facility usage, offering true flexibility. This model also provides the potential benefit of VAT recovery under Contracted-Out Services, through the inclusion of Hard and Soft FM services.

“At its core, Pulse is about giving the NHS additional funding options that are financially smart, operationally responsive, and clinically aligned,” added Alan Wilson.

While Freeman is the most recent example, the Pulse model continues to demonstrate MCH’s growing commercial understanding tied in with the appeal of modular, offsite built healthcare facilities across the NHS. This latest financial model has been developed by drawing on MCH’s two decades of experience delivering modular infrastructure to NHS Trusts across the UK. MCH is already in advanced conversations with several NHS Trusts to expand the model’s adoption further.

No other provider offers a model this flexible, sophisticated, or tailored to the specific pressures faced by NHS Estates teams. As 2025 progresses, MCH is working alongside NHS Trusts to drive the adoption of Pulse, creating a future where infrastructure strategy is driven by both clinical need and financial flexibility.
