£85m Milton Keynes private hospital scheme seeks institutional investment

Fowles & Partners is opening discussions with potential investors and funding partners as it progresses plans to convert an existing hotel into a private hospital targeted to open in 2028

Fowles & Partners, a real estate advisory and brokerage firm, is seeking investors, family offices and healthcare real-estate investors to participate in the development of an estimated £85m gross development value private hospital in Milton Keynes.

The project, titled Project Saxon Rise, is progressing towards a forthcoming public planning application, with completion and opening targeted for 2028, subject to planning permission.

The scheme will involve the large-scale retrofit and conversion of an existing hotel rather than the demolition and construction of a new hospital building.

The proposed hospital will include four operating theatres, a cardiac catheterisation laboratory, endoscopy and diagnostic facilities, alongside inpatient and day-case accommodation.

Plans also include outpatient consultation rooms, physiotherapy, a pharmacy and supporting clinical and administrative facilities. 

A new GP practice serving the local catchment area is also being considered.

A specific main construction contractor has not yet been publicly named in the initial project rollouts, as the development is navigating the planning process.

Fowles & Partners said the project is targeting a BREEAM ‘Excellent’ rating and has been designed around the principles of the UK Net Zero Carbon Building Standard.

The practice is now beginning discussions with potential institutional investors, development capital partners and forward-funding groups as it develops the project's investment and funding strategy.

The proposed development is centred on the adaptive reuse of the existing hotel, with the project team positioning the approach as an alternative to developing a new hospital from a cleared site.

Fowles & Partners is progressing the scheme towards its planning application while opening early discussions with prospective funding partners.

The firm is targeting completion and opening in the fourth quarter of 2028, pending the public planning permission process.
