Barratt London’s The Lanes completes the Springfield Village masterplan funding new mental health facilities for South West London

Developer STEP, working with South West London and St George’s Mental Health NHS Trust (SWLSTG), has launched Barratt London’s The Lanes development, part of the redevelopment of the Springfield University Hospital site in Wandsworth, SW17.

The partnership between the NHS Trust and STEP (a JV between Sir Robert McAlpine Capital Ventures and Kajima Partnerships) has already delivered two new mental health facilities on the Springfield site, funded by earlier surplus land sales no longer needed for healthcare.

This final sale of development land to Barratt London substantially funds the NHS Trust’s renewal of Tolworth Hospital in Kingston, also delivered by STEP and construction partner Sir Robert McAlpine.

The redevelopment at Tolworth is the last piece of the NHS Trust’s Better Communities Programme, which is providing high-quality mental healthcare environments for the community.

Development at The Lanes completes the Springfield Village masterplan, which in total is delivering around 1,300 homes, over 500 of which are affordable, including significant numbers for social rent. The masterplan also includes a public square, café and shops, a care home, and the new 32-acre Springfield Park, which was officially opened in July this year by the Mayor of London, Sadiq Khan.

Ian Garlington, Better Communities Programme Director, South West London and St George’s Mental Health NHS Trust, said: “Alongside our master developer STEP working with our long-term residential development partner Barratt London, these new developments have been key to delivering our collective vision for our new Springfield Village community.

"Our plans to transform our estate to break mental health stigma and deliver world-class inpatient facilities have been years in the making, and the development of these plots by Barratt London is now supporting us in unlocking the last phase of our Better Communities Programme and the £110m redevelopment of Tolworth Hospital.”

Harriet Gladwell-Phillips, Project Lead for STEP, said: “The Lanes development adds additional much-needed private and affordable homes to the Springfield masterplan and completes the delivery of Springfield Park. The scheme is a testament to Barratt London’s commitment to delivering high-quality housing for London and the whole team’s collaborative approach that has led to a genuinely integrated community.”
